Tenants Renting Guide

Step 1: Register your interest

The first step to finding the right property is to register with
us either by calling us on 020 7868 1444 or visiting our
offices where you can discuss your property requirements
with one of our property consultants. You can also register
your interest about a specific property online
if you are
short of time.

Step 2: Finding the right property

Once we have a clear understanding of your requirements
you will receive a selection of properties that match your
criteria. We can also keep you constantly up-to-date via
email alerts when the latest properties become available.

Step 3: Short let

A short let is ideal if you are looking for a short term
residential solution and offers a good alternative to staying
in a hotel or serviced apartment. You will generally an
inflated rental rate for the luxury of a short let of
approximately one and half time the normal rate.
A short let can offer you flexibility in rental length and is
usually furnished to a high standard with all bills included in
the rent (excluding telecommunication services).

Step 4: Consider a managed property

An increasing number of tenants insist on renting fully
managed properties for complete peace of mind.

Renting a managed property has the benefit of a Property
Manager to handle your day-to-day issues, a 24-hour
helpline with emergency contact details should a problem
arise and the assurance that your property is fully
compliant with all safety regulations (including Gas Safety,
Electrical Safety and Furniture and Furnishings acts).

Step 5: The key to successful viewings

We're open at times to suit you, convenient for viewing
after work and at weekends:

Our office is open 9am-7pm Monday to Friday and 10am-
4pm Saturdays, but we will endeavour to make time to view
our properties. In addition, our phone lines are open 7 days
a week, 24/7.

We will chauffeur you to your viewings ensuring you arrive
in a relaxed frame of mind and accompany you throughout
so that we are on hand to answer any questions
immediately and advise where necessary.

Step 6: Making an offer

Once you have identified a suitable property you will be
required to complete an application for tenancy where you
may state any special conditions of the offer and provide
details for your references. We will then communicate this
offer to the landlord.

Step 7: Offer agreed

If your offer is accepted we will organise the following
regardless of whether your property is managed:

  • Collect references from the referees that you have provided
  • Making sure all documentation is correct
  • Arrange signing of the Tenancy Agreement
  • Collect your moving in payment (rent + deposit)
  • Organise your check-in and inventory

Step 8: Completion

Upon completion, you will be given a set of keys and if yourproperty is managed we will provide you with your PropertyManager's contact details.

Congratulations, you can now move into your new home!
